Notice of Abandoned Property (KS)
Tenants will sometimes, intentionally or accidentally, leave things behind when they move out of a rental property. You can use this letter to give them written notice that that property was left behind and let them know how long they have to come get it before you dispose of it. You'll also have the option to list each specific piece of property that was left.
Before sending the letter, you should review your written rental agreement or lease, if there is one, and check to see if there are any statutory requirements applicable to your situation. If the rental agreement or lease doesn't address disposal of personal property left behind, you should consider adding a provision to your standard agreement.
Note that this notice should not be used in cases of abandonment prior to the end of a tenancy or after eviction of a tenant. In those cases, as well as if you're unsure if the personal property was abandoned, we recommend you contact an attorney to assist in following any legal requirements.
